What after sales service are provided by eden by the sea?
Besides our on-site staff, which provides full housekeeping, gardening and pool maintenance service, eden by the sea employs a dedicated and specialized staff, capable of answering all post-sales requirements. These include finding the best deals on furniture, appliance and car leasing or purchase, advice and execution of interior decorating and design, arranging your life, medical and home-owners insurance and any other aspects of your move to Cyprus.
Each buyer, however, has his/her own special requirements, and these are considered on an individual, case-by-case basis; rest assured that yours will be dealt with to your utmost satisfaction.
How much are the communal charges?
These have yet to be established, since the cost of communal area maintenance, garden, swimming pool, water and labor are linked to variable indexes. However, these shifts are small and eden by the sea charges are certain to be competitive with those in other projects, which range between 40 – 50 GBP per month.

Can I receive my pension in Cyprus?
Yes. There is a tax exemption upon pension incomes of up to CYP 2,000 per person, with 5% on amounts above this. Bilateral taxation agreements with most countries (including the UK) prevent double taxation, and the funds are readily and easily transferable to Cyprus.
Is it safe to buy in North Cyprus?
It is entirely safe to buy property in North Cyprus, and the rate of real-estate purchases has been steadily rising in spite of misleading and sometimes biased media hype. Following the political unrest of 1974, a formalized process of mutual nationalization and compensation took place regarding abandoned properties – those belonging to Greek Cypriots in the (Turkish) north and Turkish Cypriots in the (Greek) south. The total of all such properties was less than 17% of the island, and such properties carry clearly designated TRNC seals.
This has not stopped the wave of property buyers from all corners of the globe, who are impressed by the affordability, choice and investment potential of Northern Cypriot real estate. Nevertheless, and notwithstanding any doubt, it is always advisable for a buyer interested in purchasing property anywhere around the world, to engage a lawyer, whose job it is to examine all deeds and contracts pertaining a sale.
Are there any costs or charges for things such as legal/agency work?
The legal system in Cyprus is similar to the British one, and any legal costs and procedures that apply in Britain should be prepared for in Cyprus. You may either avail yourself of our own, in-house legal team at extremely advantageous rates, or have the legal aspects of your purchase taken care of by your own personal lawyer, in which case whatever fees are involved should be agreed upon between yourselves.
What safeguards are in place to protect my investment?
According to Cypriot law (the Specific Performance instrument), as soon as a sales agreement has been signed and a 30% deposit paid, the contract is deposited at the Land Registry, thereby protecting the buyer’s ownership rights until issuance and transfer of the title deeds into his/her name. From that moment on, the deposit cannot be withdrawn, and only the buyer can lease, sell, transfer or mortgage the property. Furthermore, a bank guarantee for issuance of the title deeds can be provided, but at the buyer’s expense.
